Fiber cement (James Hardie) siding in Grand Rapids

Fiber cement is heavier than vinyl and costs more to buy and to hang. James Hardie, the best-known maker, describes its siding as non-combustible with a Class A fire rating, water resistant, and unattractive to pests.

Two warranties, not one

James Hardie's boards carry a 30-year limited warranty that is not prorated. Its factory finish, ColorPlus, has a separate 15-year limited warranty covering paint and labor against peeling, cracking and chipping. Boards bought primed and painted on site are different: the painter's work decides how long that finish lasts.

Fiber cement in Grand Rapids

Fiber cement is a long-horizon choice, with a 30-year substrate warranty. In Grand Rapids, 54 percent of homes are owner occupied and 56 percent are detached houses (Census Bureau, 2020 to 2024); on a rental, the owner rather than the tenant makes the call.

Options

  • Factory-finished ColorPlus boards.
  • Primed boards for a color of your choosing.
  • Lap, shingle and board-and-batten.
  • Trim boards to match.

It is an installer's product

The boards are heavy and are cut, fastened and flashed to the manufacturer's written instructions. Ask the contractor how many fiber cement jobs they have done and how this one will follow those instructions.

Questions

  • ColorPlus or painted on site? If painted, by whom?
  • Which product line, with the warranty in writing?
  • How much fiber cement has this crew installed?

Common questions

Is a permit needed to re-side a house in Grand Rapids?
It depends on the job and the rules are the city's. Replacing siding on its own can be treated differently from a job that also changes insulation, sheathing or window openings. The contractor should check with the city, pull any permit that is needed, and say on the quote whether one is.
Does homeowner's insurance pay for storm damage?
Hail and wind damage are often covered, less the deductible, but damage that is only cosmetic may not be, and policies differ. The adjuster works from the contractor's written estimate, so experience with insurance claims is worth asking about.
How long will the job take?
Ask for a schedule in the quote. The size of the house, the material and the weather all move it, and siding is not hung in the rain.
Which siding should I pick?
Vinyl costs least and is the simplest to repair. Fiber cement costs more, weighs more and is painted. Engineered wood lands in between. NAHB's lifespan study expects all three to last as long as the house, which leaves looks, budget and upkeep to decide it. Get each manufacturer's warranty in writing.
